Lot Split request LOT-001160-2023 involves 42.88 acres located one mile east of North Aspen Avenue (145th East Avenue), one-quarter mile west of Lynn Lane Road (177th East Avenue). The property is currently unplatted and has been developed as the Franciscan Villa Assisted Living Facility. The proposal will create 2 lots consisting of a 23.46 acre tract (developed as the Assisted Living Facility) and a 19.42 acre tract (undeveloped). Both tracts meet the minimum size and frontage requirements of the A-1 zoning district.

 

According to FEMA Maps, none of this property is located within the 100-year floodplain.

 

LOT-001160-2023 was discussed by the Technical Advisory Committee on November 28, 2023. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

Staff recommends LOT-001160-2023 be approved subject to new property deeds being brought to the Planning and Development Division to be stamped prior to being recorded in Tulsa County.
