Lot split request BAL 1085A involves a 2.26 acre undeveloped, platted parcel located north of Hillside Drive, west of 9th Street, north of the Broken Arrow Expressway.  The property is zoned CH/PUD 207B. 

 

The property has been platted as Lot 2, Block 1 of Hillside Crossings.  Applicant is requesting to split Lot 2 into two lots.  Tract A, the west parcel, contains 1.01 acres, while Tract B, the east parcel has 1.25 acres.  On December 17, 2015, the Planning Commission approved BAL 1085 that split this same parcel into two lots.  However, the lot split needed to be adjusted.  As a result, applicant has submitted a revised application.

 

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated they do not have any problems with the proposed lot split.

Recommendation:                     

Staff recommends BAL 1085A be approved, subject to the following:  

 

1.                     Warranty deeds for both parcels shall be brought simultaneously to the Planning Division to be stamped prior to recordation in Tulsa County.

 

2.                     BAL 1085 that was previously approved by the Planning Commission shall be abrogated.
