Background:

Brett & Alicia Clooney are planning to remodel their home located at 1000 S. Olive Ave and are requesting approval of a modification to Section 24.104 of the Codes of Ordinances.

 

Section 24.104 of the Code of Ordinances (as approved through Ordinance No. 2224) requires properties located within 300 feet of a public sanitary sewer to connect to the sewer. As noted in the attached request from the property owner, they are requesting a waiver from this requirement to allow an on-site system on the property due to the challenges associated with making a connection to the public sanitary sewer lines. 

 

The sanitary sewer line is located within 300-feet of the property line on the east side of Olive Ave.  However, this would require a private service line to be constructed under Olive Ave. This is not typically recommended for a service line. A main line extension would be needed to make this connection which would require an additional 8” sanitary sewer main, a manhole and an easement would need to be procured.

Therefore, a request has been made by the applicant to modify Section 24.104 of the Code of Ordinances to waive the requirement to connect to public sanitary sewer and allow the continued use of their currently functioning on-site sewer treatment system for this property. The property meets the minimum Oklahoma Department of Environmental Quality requirement of one-half acre to install an on-site treatment system.
