Lot split request BAL-1086A involves a 2.02-acre parcel located south of Hillside Drive, north of the Broken Arrow Expressway, and west of 9th Street. The property is platted as part of Lot 4 Block 2 of Hillside Crossings. On December 17, 2015, the Planning Commission approved BAL-1086 to split the 4.88-acre lot into two lots resulting in a 4.20-acre Tract A and a 2.02-acre Tract B that is the subject lot of this request.
PUD-207G, a request for a minor amendment, has been submitted in conjunction with this lot split request. The north proposed parcel will have frontage onto Hillside Drive, while the southern proposed parcel will front onto the Broken Arrow Expressway. While the southern parcel does not have any direct access to the Broken Arrow Expressway, there is a mutual access easement along the east boundary of both the north and south proposed parcel that connects to Hillside Drive.
Tract B-1 is proposed to be 1.11 acres in area, and Tract B-2 is proposed to be 0.91 acres. PUD-207 development standards include a minimum lot area of 0.5 acres and minimum lot frontage of 50 feet. Both of the proposed lots will meet the minimum lot area requirement. Approval of PUD-207G will allow this lot split to occur as a mutual access easement to the south lot will provide access to Hillside Drive in place of direct street frontage. Right-of-way and utility easements have been provided in accordance with the Subdivision Regulations.
Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot consolidation.

Recommendation:
Staff recommends BAL-1086A be approved, subject to the following:
1. Warranty deeds for both parcels shall be brought simultaneously to the Plan Development Division to be stamped prior to being recorded in Tulsa County.
