A site plan was submitted for a proposed 38,000-square-foot industrial facility located one-eighth mile east of Olive Avenue (129th East Avenue), south of W. Florence Street (111th Street). The property is zoned IL (Industrial Light).
The applicant is proposing to reduce the primary building materials requirement for this facility. Under Section 3-3-5: Industrial Light (IL), G. Additional Design Standards, it states primary materials include: masonry, such as brick or stone, stucco, glass, such as glass curtain walls or glass block, concrete panels, or cementitious siding. Secondary building materials include metals including metal panels and architectural metal, Exterior Insulated Finished Systems (EIFS), siding such as wood shingle or wood clapboard, or masonry materials other than brick and stone may only make up 25 percent of exterior walls visible from the public realm. Proposals that include those materials on more than 25 percent of one or more exterior wall visible from the public realm shall be reviewed by the Planning Commission.

Recommendation:
Staff recommends that the reduction in primary building materials requirement be denied per the building material requirements under Section 3-3-5: Industrial Light (IL), G. Additional Design Standards.
