Lot split request BAL 1090 involves a 61.60 acre unplatted parcel located east and south of the southeast corner of Albany Street and Evans Road. The property is zoned A-1 and is designated as Level 2 and Greenway/Floodplain in the Comprehensive Plan. Applicant is proposing to split the property into four lots. Each of the four lots meet the minimum lot size and lot frontage of the A-1 district.
Right-of-way and utility easements have not been dedicated along Albany Street and Evans Road. The southernmost portion of the property is located within the 100-year floodplain of Adams Creek.
Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot split.

Recommendation:
Staff recommends BAL 1090 be approved, subject to the following:
1. Warranty deeds for all parcels shall be brought simultaneously to the Planning Division to be stamped prior to being recorded in Wagoner County.
2. Right-of-way and utility easements shall be dedicated in accordance with the Subdivision Regulation along both Albany Street and Evans Road. This shall include the 30-foot wide area between Tract B and Tract G.
3. No structures shall be built within the 100-year floodplain.
