Lot split request BAL 2004 involves a 12.10-acre parcel located north of the northwest corner of Kenosha Street and 209th East Avenue.  The property was zoned CG and PUD 157 as part of BAZ 1766 that was approved by the City Council on May 21, 2007. 

 

The property is platted as Northeast Crossroads, which was approved December 17, 2007. Applicant is proposing to split Block 2, Lot 1 into two separate lots. The north lot, Lot 1, consists of 9.16 acres and the south lot, Lot 1A, consists of 2.94 acres.

 

The covenants of Northeast Crossroads Plat allow lot splits in Block 2 provided that each lot has a minimum frontage of 150-feet on a public street or private street that provides access to a public street. It also requires that no additional access points be established onto 209th East Avenue or Kenosha Street. The proposed lot split meets both requirements.

 

Drainage easements and mutual access easements have been dedicated by the Northeast Crossroads Plat. Right-of-way along 209th East Avenue, East Hillside Drive, and North 38th Street have also been dedicated by the Northeast Crossroads Plat in accordance with the Subdivision Regulations.

 

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated they do not have any problems with the proposed lot split.

Recommendation:                     

Staff recommends BAL 1093 be approved, subject to warranty deeds for both parcels being brought simultaneously to the Planning Division to be stamped prior to recordation in Tulsa County.
