The preliminary plat of Villas at Bricktown contains 11.58 acres located north of the northeast corner of Kenosha Street and Olive Avenue.  The property, which is undeveloped, is proposed to be a private gated addition with 32 lots.  The streets, which are proposed to be private, will be built to the City of Broken Arrow standards and will be owned and maintained by the homeowners association.  BAZ 1942, a request to rezone this property from R-1 to RS-3, along with PUD 240 were approved by the City Council on October 6, 2015, subject to the property being platted.  With PUD 240, the building setback line from the interior private street right-of-way will be reduced from 25 feet to 20 feet.

 

Water and sanitary sewer service to the addition will be provided by the City of Broken Arrow.  Right-of-way for the proposed private streets is reduced from 50 feet to 30 feet. 

 

The south and east portion of the property is located in the 100-year floodplain of Floral Haven Creek.  The 100-year floodplain boundaries shown on the plat are the boundaries after a proposed LOMR-F is obtained. A small portion of this plat, is occupied by the Bricktown Neighborhood Park, which is a private playground owned and separated by the Bricktown Property Owners Association. The applicant has been aware of this condition and has agreed to address this existing park and playground area.

 

The Technical Advisory Committee will review the preliminary plat for Villas at Bricktown on November 17, 2015.
