Background:
The attached General Warranty Deed is being conveyed to the City of Broken Arrow, a municipal corporation, from Dennis Almy and Amanda Almy, the owners. Parcel 7.0 consists of 0.19 acres of permanent Right-of-Way located at 12824 South 145th East Avenue in Broken Arrow, Oklahoma in the Southeast Quarter of Section 4, Township 17 North, Range 14 East, Tulsa County, State of Oklahoma. Dennis Almy and Amanda Almy have accepted the following offer, made subject to City Council approval:
Fee simple, Permanent Right of Way: 8,355.65 Square Feet (SF) @ $2.00 SF = $16,711.30
Improvements: Landscaping: (one tree) $2,000, Asphalt driveway 278 SF x $5.00 = $1,390.00, Fence relocation $5,053.05 and electrical work $4,722.31= Total $13,165.36
Cost to Cure: Replace package box in concrete, relocate light pole = $1,500.00
Settlement Costs: $8,355.65
Total Just Compensation Amount (Rounded) = $39,730.00
A copy of the signed acceptance of the City’s offer is attached, as is the General Warranty Deed. Payment of the compensation amount is on the July 15, 2025 City Council Claims List.
