Lot consolidation request BAL-2021CB involves two parcels located north and east of the northeast corner of Florence Street and Mingo Road at 4500 and 4504 S Sequoia Avenue.  The property, which is zoned R-3, is platted as Berwick South, Block 1, Lots 3 and 4. Applicant is proposing to consolidate the two lots into one.  The proposed lot consolidation meets the minimum lot size of the R-3 district. Both lots are currently vacant and are intended to be developed with one single-family home crossing the lot line. 

 

The applicant requests to consolidate the properties through the Planning Commission to avoid duplication of fees charged by the Berwick South Homeowners Association. All right-of-way and utility easements have been dedicated in accordance with the Subdivision Regulations.

 

Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Cox Communications, and Windstream have indicated that they do not have any problems with the proposed lot consolidation.

Recommendation:                     

 

Staff recommends BAL-2021CB be approved, subject to the following:

 

1.                      Warranty deed for the consolidated parcel shall be brought to the Planning Division to be stamped prior to being recorded in Tulsa County.

 

2.                      Both tracts shall be permanently tied together and it shall be acknowledged and stated in the warranty deed that the property cannot be divided without receiving lot split approval from the Planning Commission.
