Lot Split request LOT-001610-2024 involves 0.4017 acres. The proposal will create 2 lots with lot 1 comprising of 9,800 square feet and lot 2 comprising of 7,770 square feet. The property is platted as Lot 1,2,3,4,5 of Block 48 of Original Town of Broken Arrow.

 

In DM zoning, there is no requirement of the minimum lot size. In DM zoning, there is no requirement for minimum lot frontage. Both lots that could be created by this lot split meet the dimensional requirements of DM.

 

 According to FEMA Maps, none of this property is located within the 100-year floodplain.

 

LOT-001610-2024 was discussed by the Technical Advisory Committee on July 16th, 2024. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot split.

Recommendation:                     

Staff recommends LOT-001610-2024 be approved, subject to new warranty deeds for both parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
