Background:

The attached General Warranty Deed is being conveyed to the City of Broken Arrow, a municipal corporation, from Daniel Matthew Lewis and Jill Lewis, the owners. Parcel 4.0 consists of 0.07 acres of permanent Right-of-Way, Parcel 4.A consists of 0.02 Acres of Temporary Construction Easement and Parcel 4.B consists of 0.01 Acres of Temporary Construction Easement located at 12808 South 145th East Avenue in Broken Arrow, Oklahoma in the Southeast Quarter of Section 4, Township 17 North, Range 14 East, Tulsa County, State of Oklahoma. Daniel Matthew Lewis and Jill Lewis have accepted the following offer, made subject to City Council approval:

 

Permanent Right of Way: 3,241.10 SQUARE FEET (SF) @ $2.00 SF = $6,482.20

Improvements: Landscaping: (3 large trees) $3,200, Excavate and create new driveway 1,740 SF x $9.00= $15,660, Chain link cross fencing 12 Linear Feet (LF) x $17.40 = $208.80, 3 rail wood fencing 162 LF x $21.30 = $3,450.60, Total $22,519.40

Temporary Construction Easements: $480.00

Proximity Damages: $17,704.00

Total Just Compensation Amount (Rounded) = $47,190

 

A copy of the signed acceptance of the City’s offer is attached, as is the General Warranty Deed. Payment of the compensation amount is on the July 14, 2025 City Council Claims List.
