BAZ-003106-2026 is a request to rezone approximately 19.25 acres from RMF (Residential multi-family) to RSP (Single-family residential - Preservation). This property is located south of West Washington Street (91st Street), and approximately one-half mile east of South Aspen Avenue (145th E Ave). This property is currently unplatted. RS-P zoned areas are required to dedicate a minimum of 25% of the gross development area as open space, with 50% of that open space outside of the 100-year floodplain.

 

This rezoning request is in anticipation of a single-family development under the new RS-P zoning. The conceptual exhibit details a potential layout of streets, lots, and open space; however, any final layouts would be considered during the platting process.

Recommendation:                      

Based upon the Comprehensive Plan, the location of the property, and the surrounding land uses, Staff recommends that BAZ-003106-2026 be approved.
