Owner: Jodi and Matthew Lalicker
Developer: N/A
Location: One-third mile south of Kenosha Street (71st Street), one-quarter mile west of 9th Street (177th E. Avenue/Lynn Lane Road)
Size of Tract 0.39 acres
Number of Lots: 1 lot to 2 lots
Present Zoning: R-3 (Single-Family Residential)
Comp Plan: Level 2 (Urban Residential)
LOT-003129-2026 is a Lot Split application that has been submitted for a tract of land one-third mile south of Kenosha Street (71st Street), one-quarter mile west of 9th Street (177th E. Avenue/Lynn Lane Road) and is platted as part of Flo-Dor-Gy Heights subdivision. This property is zoned R-3 (Single Family Residential) and DROD (Downtown Residential Overlay District) Area 2.
LOT-003129-2026 is a proposed lot split that would divide the current 0.39-acre tract into a 0.21-acre lot and a 0.18-acre lot. Both lots being created would meet the minimum dimensional requirements of the Zoning Ordinance for DROD Area 2.
According to FEMA maps, none of the property is located in a 100-year floodplain area. Water and sanitary sewer are available from the City of Broken Arrow. A private easement for the sanitary sewer service line to access the eastern lot will need to be dedicated prior to the lot split being recorded with Tulsa County.
LOT-003129-2026 was discussed by the Technical Advisory Committee on October 13, 2026. None of the stakeholders had any comments regarding the proposed lot split.
