Lot Split request LOT-001723-2024 involves 59 acres which is currently unplatted. The property is located approximately north of West Kenosha Street (East 71st Street South), and one quarter mile west of South Olive Avenue (South 129th East Avenue). The applicant is requesting this consolidation to facilitate the expansion of Floral Haven Cemetery.
The A-1 zoning district has minimum lot area of - acres and frontage requirements of 330-feet. The lot created by this lot consolidation meets the dimensional requirements of the zoning district.
According to FEMA Maps, none of this property is located within the 100-year floodplain.
Water and Sanitary Sewer available to each lot, however no new utility services are expected for this expansion. BAZ-001334-2024, along with SP-001335-2024 were approved by the City Council on September 17, 2024, subject to any necessary right-of-way and utility easements being dedicated by separate instrument as a condition of the future lot consolidation. Staff has verified that all required right-of-way and utility easements have already been provided.
LOT-001723-2024 was discussed by the Technical Advisory Committee on October 1, 2024. Oklahoma Natural Gas (ONG), Public Service Company of Oklahoma (PSO), Windstream, and Cox Communications did not indicate any issues with the proposed lot consolidation.

Staff recommends LOT-001723-2024 be approved, subject to new warranty deeds for all parcels being brought simultaneously to the Planning & Development Division to be stamped prior to being recorded in Tulsa County.
