Background:

The attached General Warranty Deed is being conveyed to the City of Broken Arrow, a municipal corporation, from Virgil Raymond Van Dusen and Susan Denise Van Dusen, Trustees of the Van Dusen Family Trust, dated January 31, 2022, the owners. Parcel 5.0 consists of 0.27 acres of permanent Right-of-Way, Parcel 5.C consists of 0.01 Acres of Temporary Construction Easement and Parcel 5.D consists of 0.02 Acres of Temporary Construction Easement located at 12910 South 145th East Avenue in Broken Arrow, Oklahoma in the Southeast Quarter of Section 4, Township 17 North, Range 14 East, Tulsa County, State of Oklahoma. Virgil Raymond Van Dusen and Susan Denise Van Dusen, Trustees of the Van Dusen Family Trust, dated January 31, 2022, have accepted the following offer, made subject to City Council approval:

 

Permanent Right of Way: 11,711.41 Square Feet (SF) @ $2.00 SF = $23,422.82

Improvements: Asphalt driveway 253 SF x $5.00 = $1,265, Landscaping: (18 trees) $18,000, Gravel drive 227 SF x $2.00 = $454, Iron fencing 46 Linear Feet (LF) x $30.00 = $1,380, Iron gate/brick pillars and fence relocate: $10,000, Total $31,099

Temporary Construction Easements: $530

Total Just Compensation Amount (Rounded) = $55,052

 

A copy of the signed acceptance of the City’s offer is attached, as is the General Warranty Deed. Payment of the compensation amount is on the July 14, 2025 City Council Claims List.
